  CRITICAL: this is a TEMPLATE — generic terms language drafted for a
  Texas-based handyman business. It is NOT legal advice, it was NOT
  written for this client, and it MUST be reviewed by a lawyer before
  launch for any specific client.

  This page is a CONTRACT OF ADHESION published on the client's behalf.
  Everything on it binds them. A wrong number here is not a typo — it is a
  term the client can be held to by a customer who read it. That is why the
  2026-09-16 truth pass emptied four of its sections instead of tidying them.

  THE STANDING RULE FOR THIS FILE: if a sentence states a term of this business
  and you cannot point at the field in client-facts.json that backs it, the
  sentence does not ship. Not softened, not hedged, not moved into a comment
  with the prose left standing. Delete it and leave the slot.

  1. WARRANTY: THERE IS NONE ON THIS SITE, AND §4 IS NOW AN EMPTY SLOT.
     DELETED 2026-09-16: the WARRANTY_TERM token (braces stripped everywhere in
     this file, on purpose — see §4) and the promise built
     around it. facts.warranty_term is NULL. The "30 days from completion"
     that THIS COMMENT used to order you to fill in lives only in Lance Bell Handyman Services's
     shared clients/_templates/invoice-terms.md, which every client inherits;
     it appears on no Bell page, and Bell's own 1,664-char GHL invoice
     termsNote has never been read end to end. So the old instruction was an
     instruction to publish another client's warranty as Bell's, on the one
     page where a customer could enforce it. Do not restore the token. No
     warranty, guarantee, callback promise or "we come back" sentence in any
     wording, visible or in JSON-LD, until warranty_term holds a value that
     Lance or Chris put there in writing.

  2. UNSOURCED NUMBERS. Every numeric term in this file was traced and NONE of
     them could be found in any Lance Bell Handyman Services source document.
     The previous pass labelled them "VERIFY — UNSOURCED" and shipped them
     anyway; a VERIFY comment does not make a published term true. They are
     deleted now. Do not leave an invented number standing because it sounds
     reasonable, and do not reintroduce one as a range or an "up to".

  THE ONE CLAUSE THIS FILE USED TO CALL SOURCED IS GONE TOO. The §3
  late-payment rate (1.5%/month after 30 days) was only ever sourced to that
  same shared invoice-terms.md — a Lance Bell Handyman Services house default, not a Bell document.
  Same template, same disqualification as the warranty. See §3.

  TWO MORE HAZARDS FOUND AND ACTIONED ON THIS PASS (2026-09-16):

  3. §5 INSURANCE IS NOW A SLOT, NOT A STATEMENT. The clause asserted "Lance Bell Handyman
     Services carries general liability insurance. A current certificate of insurance is
     available on request." claims.insured is NULL: no declarations page has been read, and
     any certificate Bell produces would name LANCE BELL CONSTRUCTION LLC, which is not the
     name this site trades under. If that DBA is not a named insured or added by endorsement,
     an insurance statement on this site is false in the most literal way — the business
     making the promise is not the business covered. On a CONTRACT page that is the worst
     place for it to be wrong. The section number is preserved rather than renumbered away,
     because §12 is A2P 10DLC carrier-compliance language that is registered by reference and
     must not move.

  4. §9 FORUM SELECTION IS DELETED, NOT REDRAFTED. The 2026-09-14 pass replaced the demo's
     single hard-coded county with a three-county construction of its own writing. That was a
     second draft of a clause a builder had no standing to write at all. The whole clause —
     the 30-day pre-suit window, the mandatory mediation, the governing law and the venue —
     is gone as of 2026-09-16. A venue clause against a Texas consumer is drafted by counsel
     or it is not published.

  5. THE THIRD PASS (2026-09-16, evening) TOOK THE TERMS THE FIRST TWO LEFT STANDING.
     Everything struck on this pass had survived one or both earlier passes, and every one of
     them was a term a customer could rely on or be charged under:
       §2  the PRICE GUARANTEE ("once you approve the estimate, the price is firm — the final
           invoice will match unless scope changes mid-job"), the line-itemised-estimate
           sentence (which client-facts derived[11] positively contradicts — Bell invoices a
           lump sum), and "only written estimates are binding".
       §3  "Payment is due on completion…" and the deposit sentence. The second pass kept these
           on the reasoning that they defer to the client's own estimate. They do not: "due on
           completion" is the default the customer is held to every time the estimate is silent,
           and "unless your written estimate states otherwise" is the qualifier that hid it.
       §7  "…we may invoice for time on site to date" — a charge for an aborted visit, sitting
           four lines under the emptied {{CANCELLATION_POLICY}} slot whose trip charge had
           already been struck. Same class of term, different heading. Folded into that slot.
       §8  the whole LIABILITY CAP. Labelled "VERIFY — UNSOURCED" by two passes and shipped by
           both. It limits the customer's remedies. Lawyer-only; there is no client fact to ask
           for. See the §8 comment.
       §10 "the firm number for your job comes from your written estimate" — the §2 price
           guarantee restated in a second location.
       lede "By engaging us for services, you agree to these terms" — a deemed-assent clause
           that contradicted this page's own not-in-force notice.
       §11 "the terms in effect at the time of your written estimate govern your job" — an
           incorporation clause that made an unfilled date token the operative date of a
           contract.
     KEPT AND CONFIRMED, the one thing on the verifier's list that survives review: §10's
     "as is" site-content disclaimer. It is a statement about this website, not about the work;
     a scoping sentence was added so it cannot be read as a workmanship disclaimer now that §4
     is empty. See the comment there.

  THE SLOT REGISTER. Every one is a numbered heading with an unfilled token in place of the
  prose, so check.py's placeholder rule fails this page until a human fills it:

  TEN of thirteen sections now carry an unfilled slot. That is the honest state of this
  document, not a regression: a page that looks unfinished is cheaper than a page that states
  terms nobody at Bell chose. What still states something does so on a source — §1 scope (Texas
  licensing law + claims.licensed false), §2's written-estimate practice (copy_rules.approved[2]),
  §7's access and safety clause (no money in it), §10's published rates (pricing_model), §12 A2P
  (supplied verbatim by the client 2026-07-31) and §13 contact.

  WHAT THIS PAGE NEEDS BEFORE LAUNCH, IN ORDER: (1) Lance or Chris answer the client-fact slots
  in writing, off Bell's own GHL estimate and invoice terms — never off
  clients/_templates/invoice-terms.md, which is the Lance Bell Handyman Services house template every client inherits
  and which has now been disqualified as a source four times on this page. (2) Texas counsel
  drafts §8, §9, §11 and the assent language, reads §1 and §7, and dates the page. Until both
  happen this page ships incomplete with the notice visible, or it does not ship.
  NOTHING WAS RENUMBERED — §12 is A2P 10DLC language registered by reference.
  The visible status notice comes out in the same change that fills the last slot and gets
  counsel's sign-off, and not before.

         foundingDate    — "2022" shipped as a literal. founding_year = 2022 (Sean, 2026-09-16 — a partner's statement is a source; the 2022-01-12 LLC charter date alone was not). BRAND age only: it may not appear on a market page or beside the three-market H1, because Weatherford opened in 2026.
         openingHours    — there is no brand-wide opening hours. They differ per market.
         priceRange      — a LocalBusiness property with no referent on an Organization node.
         image           — /logo.png does not exist in this repo. A 404 in schema is worse than
                           an absent property. Restore it when the file lands.
       STILL ABSENT AND MUST STAY ABSENT: aggregateRating. Ratings are per market, they live on
       /reviews/ and on each market page, and 315 + 104 = 419 is arithmetic Google does not
       publish — it belongs in no schema and no copy. -->

        <p style="margin-bottom: 18px;">Lance Bell Handyman Services provides residential handyman services in College Station and Bryan (Brazos County), Georgetown and Sun City (Williamson County), and Weatherford (Parker County), Texas, in the categories listed at /services/. Work that Texas requires a licensed trade to perform — electrical and plumbing work, HVAC work, and anything else a state trade licence covers — is outside our scope, at any size. We do not perform it, quote it, or price it. If your job turns out to need any of it, we will tell you and refer you to an appropriately licensed contractor before work begins.</p>

             This is a PRICE GUARANTEE, and after the liability cap it is the term on this
             page a customer is most likely to rely on and enforce. No field in
             client-facts.json says an approved estimate is a firm price, that invoices are

             The "unless scope changes mid-job" tail does not rescue it: a hedge on an
             unbacked term is the same unbacked term with a qualifier on it. Do not restore

             A line-itemised estimate is an operational practice, and this one is not merely
             unsourced — client-facts derived[11] states the opposite: materials markup is an
             INTERNAL margin and never a customer line item, because Bell invoices a LUMP SUM
             by tax rule. This sentence described a document Bell does not issue and invited a
             customer to ask to be held to a breakdown that does not exist.

             DELETED, verbatim:
               "Verbal price discussions are not estimates; only written estimates are binding."
             What forms a binding price and what does not is a contract-formation term. With
             the firmness sentence gone it had nothing left to bind to, and it is counsel's
             clause in either case.

             WHAT SURVIVES AND WHY: "Every job receives a written estimate before work begins"
             is the one estimate statement with a source behind it — copy_rules.approved[2],
             "Free written estimates." It states a practice and asserts no price behaviour, no
             invoice behaviour and no document contents.

             SLOT: {{ESTIMATE_TERMS}} — NEEDED IN WRITING FROM LANCE OR CHRIS, then drafted by
             counsel: whether an approved estimate is a firm price or a good-faith figure; what
             the final invoice is reconciled against, if anything; how scope changes are priced
             and approved; and what a written estimate binds. Read it off Bell's own GHL
             estimate/invoice terms — NOT off clients/_templates/invoice-terms.md, which is the

             No field in client-facts.json says how Bell takes payment. The only trace was
             Lance Bell Handyman Services's shared clients/_templates/invoice-terms.md, which lists a DIFFERENT set
             ("cash, check, Zelle, and credit card" plus a $35 returned-check fee) — so the
             page and the template contradicted each other, and neither is a Bell document.
             The previous pass wrote that contradiction into the comment above this section
             and shipped the sentence anyway. Naming Stripe also names a processor Bell has
             never confirmed using; the same deletion is made in privacy/index.html §2 and §4.

             DELETED, verbatim:
               "Invoices unpaid after 30 days accrue interest at 1.5% per month or the maximum
                allowed by Texas law, whichever is lower."
             The previous pass marked this SOURCED and told future builders not to change it.
             Its only source is that same shared invoice-terms.md Late Payment clause — a
             Lance Bell Handyman Services house default every client inherits, on no Bell page, and the same
             template whose "30-day labor warranty" was already disqualified as a source for
             facts.warranty_term. An interest rate is the most collectible invention on this
             page: it converts directly into money charged to a customer under a rate nobody
             at Bell chose. It is not sourced. It is inherited.

             WHAT IS NEEDED, AND FROM WHOM: the payment methods Bell actually accepts, and the
             real late-payment grace period and rate, in writing from Lance or Chris, read off
             Bell's own GHL invoice terms — not off the Lance Bell Handyman Services template, not off another
             client's site. Do not restore either sentence in a hedged form ("we generally
             accept…", "interest may accrue…"); that is the same unbacked term with a
             qualifier on it.

             THE CLAUSE THE LAST PASS LEFT STANDING IS DELETED NOW (2026-09-16, third pass).
             DELETED, verbatim:
               "Payment is due on completion unless your written estimate states otherwise. If
                a job requires a deposit, its amount and timing appear on that estimate before
                you approve it."
             The previous pass called it the closest call on the page and kept it because it
             "defers entirely to the client's own written estimate". It does not. "Payment is
             due on completion" IS a payment term — it is the default the customer is held to
             whenever the estimate is silent, which is the ordinary case, and "unless your
             written estimate states otherwise" is the qualifier that disguises it, not a
             source. The second sentence asserts a deposit PRACTICE (that deposits, when taken,
             are disclosed on the estimate before approval) and that practice is backed by no
             field either. Nothing in client-facts.json states when Bell is paid or whether Bell
             takes deposits at all.

             WHAT IS NEEDED, AND FROM WHOM — for this section as a whole: the payment methods
             Bell actually accepts, when payment falls due, whether a deposit is ever taken and
             on what terms, and the real late-payment grace period and rate. In writing from
             Lance or Chris, read off Bell's own GHL invoice terms — not off the Lance Bell Handyman Services
             template, not off another client's site. Do not restore any of it in a hedged form.

             The previous two passes labelled this "VERIFY — UNSOURCED", told the next builder
             to have counsel confirm it "or delete the section", and then shipped it twice. A
             VERIFY comment is not a review. This is a LIMITATION ON THE CUSTOMER'S REMEDIES —
             a cap on what they can recover and a waiver of whole categories of damage — and it
             was written at build time for a demo persona. It is the most consequential sentence
             that was still standing on this page: a customer whose floor is ruined by a leak
             reads it as the ceiling on their claim.
